How We Do It

A silicone bead is only as good as the joint underneath it. This is the sequence on every job:

1. Strip it out completely

  • Old bead cut out with blades, never smeared over
  • Residue, soap film and mould removed back to bare tile, stone or glass
  • Mould-affected joints treated and dried before anything goes in

3. Tool, cure, warrant

  • Neat, tooled beads on every joint — no over-caulking
  • Clear cure time before the joint gets wet
  • 6-month written workmanship warranty on silicone, printed on your invoice
The honest bit

Caulking is a joint seal — not waterproofing

Silicone seals the movement joints on the surface of your shower or benchtop. It does not replace the waterproofing membrane under the tiles. If your assessment shows water getting through the membrane or from plumbing, new silicone won't solve it — we'll say so, and point you to a licensed waterproofer or plumber rather than sell you a bead that can't fix the problem. Cracked tiles and surface mould regrowth on silicone are cosmetic and outside the warranty, and we'll tell you that before we start, not after.

How much does caulking cost in Melbourne?
We price by the joint and the metre. A full shower reseal starts from $290, single joints such as a bath, vanity or benchtop are priced per metre, and the minimum stand-alone booking is $250. Whole-house caulking is quoted per metre from photos or a plan. Every price is a fixed written quote before we start — no hourly surprises.
How long does new silicone last?
Quality sanitary silicone applied to clean, dry, fully stripped joints typically lasts for years. Ventilation, cleaning products and how much the joint moves all play a part. Our silicone workmanship carries a 6-month written warranty on your invoice.
Can you just put new silicone over the old bead?
No — and be wary of anyone who offers to. New silicone won't bond to old silicone, soap film or mould, so it peels within months. The old bead has to come out completely for the new seal to last.
Will re-caulking stop my shower leaking?
If water is escaping through a failed silicone joint or cracked grout — which is very common — a proper strip-and-reseal addresses that. Caulking is a surface and joint seal, not waterproofing. If water is getting through the membrane under the tiles or from plumbing, silicone won't fix it, and we'll tell you honestly and point you to the right licensed trade. How long before I can use the shower?
Mapesil AC needs time to cure before the joint gets wet. We confirm the exact time on the day depending on temperature and joint size — typically the shower is back in use the next day.
